Job Description
Due to rapid growth Bluemercury seeks a qualified Real Estate Director with a proven track record of leading all functions involving management of retail real estate portfolios, projects, and services. This leader will be ultimately responsible for strategy, deal sourcing, approvals, lease executions, transition to construction, and management of existing real estate lease actions across the United States. The existing Bluemercury store footprint is 80+ Stores and growing rapidly.

Job Requirements
• 10+ years of experience in retail real estate related field, with expertise in analytic decision-making and deal negotiations.
• Establish relations with retail broker network
• Strong executive presence, excellent interpersonal, communication, presentation, relationship building, and influencing skills.
• Demonstrated experience in negotiating real estate leases, architectural/construction contracts, and/or workplace service provider agreements.
• Strong client/landlord relationship and negotiation skills preferred. 
• Considerable knowledge of the principles and practices of building construction, maintenance, building codes & regulations.
• Significant knowledge of project management, including estimates, contract negotiation, permitting and Review Board hearings, build-out and lease negotiation.
• Hands on experience in space planning.
• Proven people manager who can lead, drive & motivate direct/indirect resources.
• Adept at amassing resources and organizing new processes and programs. 
• Demonstrated knowledge and ability in applying the principles of design and fit out/retrofit project management preferred.

Job Duties
• Responsible for strategic & financial Real Estate planning 
• Generation of target lists in respect to active market analysis <
• Establishment & oversight of a productive broker network 
• Real estate deal-making and negotiations with landlords 
• Gaining deal approval through Real Estate Committee Progressive experience with lease actions of varied retail facilities 
• Oversee Lease execution & management
• Manage lease actions according to key dates and overall real estate strategy
